Signing a New Lease ?

Signing a lease to rent and apartment in London Ontario isn’t simply a matter of putting your John Hancock on the dotted line. To make sure everything goes smoothly, you need to show up with all the documents the landlord requires and know that most landlords will do a background check before agreeing to lease you the apartment.

First and foremost, it’s critical to realize that you are signing a legally binding contract. Typical apartment leases are 12 months in length and, as the tenant, it’s important you understand the commitments you are making. One obligation most tenants overlook is that they are obliged to give 60 days written notice prior to expiration of the lease if you plan to move out. If you haven’t given 60 days notice and the lease expires you will automatically be switched to month-to-month and still legally obliged to pay until you provide 60 days written notice.

If you need to break the lease speak to the building manager to discuss options such as assigning or a buyout.

As a general rule, the landlord will require a postdated cheque for the first month’s rent and a current dated cheque for your last month’s rent (which acts as your security deposit). You’ll also need photo i.d. (driver’s license for example), employer information and verification of both your employment and your income. If you’re a student, you will need a copy of your acceptance letter to confirm enrolment as well as proof of income and/or a guarantor who will vouch for you. You will also need to provide emergency contact information.

Be prepared for the fact that, with few exceptions, your potential new landlord will do a credit check, employment check and a landlord/tenant check to ensure you will be a trustworthy and dependable tenant. It helps protect everyone involved, including the other tenants in the building.

When you’re prepared and know both your rights and your obligations, there are no surprises. It could be the start of a beautiful relationship between you and your landlord.
